2025 Real Estate Year-End Review: A Tale of Two Trends
As we kick off 2026, the data from the 2025 year-end Price Per Square Foot (PPSF) closing prices reveals a shifting landscape across our local Districts (ISDs). For residential properties under 5 acres, we are seeing a unique divergence in market momentum.
Where the Market is Cooling: Several areas saw a correction in pricing. Pilot Point ISD experienced the most significant dip, down 7.81% to an average of $172.90. Callisburg ISD remains the premium market at $232.88, despite a 6.62% decrease. Other areas seeing modest declines include Tioga ISD, Collinsville ISD, and Sanger ISD.
Where the Market is Climbing: Bucking the downward trend, Valley View ISD saw a robust 5.6% increase, bringing its average PPSF to $205.91. Whitesboro ISD and Gainesville ISD also showed resilience with modest gains of 1.68% and 1.61%, respectively.
Whether you are looking to buy in a softening market or sell in a growing one, understanding these hyper-local trends is key to your success.
