November Price-Per-Square-Foot Snapshot

November Numbers Are In.
November Price-Per-Square-Foot Snapshot
November brought a mixed bag across our local ISDs when it comes to price-per-square-foot (PPSF). Collinsville ISD stood out with a strong +29% jump, while Tioga ISD posted a solid +8% and Pilot Point ISD held steady with a slight +1% gain.
Several areas, however, saw notable softening. Valley View ISD dipped just –1%, but Callisburg ISD (–24%) and Whitesboro ISD (–38%) experienced the steepest PPSF declines.
These wide swings highlight how hyper-local pricing can be—and why sellers need a tailored strategy to stay competitive in today's market.
Please note: Some ISDs have very low monthly sales counts, which means even a handful of closings can create large percentage swings in PPSF. These numbers are best viewed as trend indicators rather than exact market benchmarks.
