What Are Buyers Paying Per Square Foot? — Q1 2026
The first quarter numbers are in, and here's what residential sales (5 acres and under) looked like across our area school districts. Price per square foot ranged from $154 to $208 — a spread that tells an interesting story depending on where you're buying or selling.
Gainesville ISD came in as the most affordable entry point at $154.79 per square foot, followed by Pilot Point ISD at $167.65 and Tioga ISD at $168.75. Collinsville ISD ($171.31) and Valley View ISD ($179.75) landed in the middle of the pack, while Sanger ISD ($188.07), Whitesboro ISD ($204.66), and Callisburg ISD ($208.50) rounded out the top.
What does this mean for you? If you're a buyer, understanding price per square foot helps you compare value across communities — not just sticker price. If you're a seller, knowing where your market sits in this range is key to pricing competitively and attracting serious offers.
