Where Is Land Priced Highest in the Lake Ray Roberts Area?

If you've ever wondered how land values stack up across our area school districts, this graphic tells the story. When it comes to average asking price on 10-acre-plus tracts, Pilot Point ISD leads the pack at $124,436/acre, followed by Tioga ISD at $108,549. From there, prices step down considerably — Sanger ISD at $66,397, Collinsville ISD at $43,573, and Gainesville ISD at $42,037 — before dropping further into the $30,000s for Callisburg ISD, Whitesboro ISD, and Valley View ISD.

What drives those numbers at the top? Proximity to the Metroplex, lake influence from Ray Roberts, and strong demand for horse properties and rural acreage close to amenities all play a role. If you've been thinking about what your land might be worth — or you're looking to buy before values climb further — give me a call. I know this market as well as anyone.
